How to Read Your Results
Cap Rate
Cap rate measures the property’s return before financing.
General guide:

Under 5% = usually low for many investors

5% to 7% = often moderate
-
7%+ = often stronger cash flow potential
Cash-on-Cash Return
Cash-on-cash return measures annual return based on the actual cash invested.
General guide:

Under 8% = may feel weak to many investors

8% to 12% = often solid
-
12%+ = often strong
DSCR
DSCR shows whether the property income covers the mortgage payment.
General guide:

Below 1.00 = negative from a lender perspective

1.00 to 1.19 = tight
-
1.20+ = commonly preferred by many DSCR lenders

1.25+ = stronger cushion
NOI
NOI is the income left after operating expenses but before the mortgage payment.
What to know:
Higher NOI usually means stronger property performance, but it should always be reviewed along with cap rate, debt payment, and cash flow.
